What Should I Be Doing at the Start of the Year?
Welcome and good morning to Mike Ferry TV the week of December 23rd. Obviously, we are wishing everybody a very safe, healthy and joyful fun experience over the holiday season, whether it be Happy Hanukkah or Merry Christmas or whatever else you are celebrating, we hope that you have a good time. I’ve got a pretty strong message for today and I want to share it with you now. It’s a question what should I be doing between today, January 23rd? Excuse me December 23rd and say mid-January? What should I be doing? And the answer is first call your database. Eliminate some of the people that you don’t want to talk to. Update the rest of your database in terms of the market conditions. And if you haven’t started applying that 10% rule I talked about several weeks ago, start applying the 10%. Rule number two, call all of your leads. Call every lead you have accumulated. Call them this week and set appointments between Christmas and New Years and or in the month of January. People are buying and selling real estate during this time of year, and the ones you’re going to meet are going to be very serious about their chances of buying or selling. Number three, I want you to pre-qualify a little stronger than you have been throughout the course of this year. And the reason for that is we’re looking for a very valid motivation, or in essence, people that have to sell or have to buy versus want to sell and want to buy. Fourth, focus on lead generation for listing, with pricing being the number one issue.
There’s no ifs, ands or buts that the market is always changing. It’s always evolving. It’s either getting a little stronger, a little weaker, staying flat. And based upon the last six months in most parts of North America. Our friends from Canada experience the same as we do here. The market has been declining and that, of course, affects pricing, and most sellers are still thinking it’s January through June of 2024, when we had low interest rates, and that market does not exist at this time. I wrote down a number six. Number five. Excuse me, call all of your sellers and ask them, do you want to sell before the end of the year? Because some of them really are motivated. And if they say yes, ask for a price reduction. Say, let’s put a price reduction in in play to attract the attention of the buyers that are in the market. But I wrote. Number six, keep refining your skills. You have a little bit of extra time. And of course, you hopefully have your Christmas shopping done and whatever you’re experiencing with your family. But keep working on your skills. We have to keep getting better. Professionals never stop working on their skills. I wrote down number seven get your business plan completed and I’m sure most of you have probably already done that. But I wrote down number eight. There’s listings and sales in December. Our job is to go find them. It’s not up to the public to come and find us.
It’s our job to find them. So, I was thinking this morning on the way to the office to record this message with you, um, we’ve been doing these Mike Ferry TVs for a little over 25 years, and we do probably on an average, about 45 to 50 per year because there’s some weeks off with holidays, etc. So, we’ve attracted tens of thousands, probably, I would say 50 or 70 5 to 100,000 different viewers over 25 years. We’re committed to you. We’re committed to helping you succeed at a higher level. Um, we figured out that I’ve been doing the daily messages to our coaching clients five days a week for 30 years. And, you know, we figured out that we have enough information and daily messages that we could actually put them in, probably published 12 books just with those daily messages. The company, starting in March of 2025, will be celebrating our 50th anniversary, doing this full time. So, we’re very lucky to have a lot of great customers, a lot of great broker support, and we are, at the same time are always working to help you do your job at a higher level so you can enjoy the real estate business for a longer period of time. So, as I started by saying Merry Christmas, Happy Hanukkah, whatever you’re experiencing and enjoying, do it at the highest level and we will be together again after the first few days in January.
